1. 1. Payment & Cancellation Policy
Payment methods
We accept online card payments. Bank transfer is available upon request.
Card payments (Stripe)
Card payments are processed securely via Stripe and require full payment at the time of booking.
Bank transfer (upon request)
To pay by bank transfer, please email info@saoroqueholidaysuites.com with your booking details (guest name, apartment name, dates, number of guests). Bank transfer is available to a Portuguese bank account or a Revolut account.
Bank transfer payment schedule
For bank transfer bookings, may pay a 50% in advance to confirm the reservation. The remaining 50% balance is due 60 days before arrival.
If the booking is made within 60 days of arrival, the full amount is due immediately.
Cancellation by the Guest
Free cancellation (more than 60 days before arrival)
If the Guest cancels more than 60 days before arrival, all payments will be refunded in full.
Cancellations 60 days or less before arrival
If the Guest cancels 60 days or less before arrival, payments are non‑refundable.
However, if the accommodation is successfully re‑let for the same or overlapping dates, the Host may offer a full or partial refund. Any refund will not exceed the revenue received from the replacement booking. Minus any applicable bank transfer fees, payment processing charges, and administrative fees. (fees max 10%)
No‑shows and early departures
No‑shows are non‑refundable. Early departures are non‑refundable.
Non-payment (treated as guest cancellation)
If the balance is not received by the due date, the reservation will be treated as cancelled by the Guest, and the cancellation policy above will apply.
Cancellation by the Host
If the Host must cancel due to unforeseen circumstances beyond the Host’s reasonable control, all payments will be refunded in full.
2. Security Deposit
A cash security deposit of €150 is required at check‑in.
The deposit will be returned at check‑out, after inspection, provided:
No damage is found
No items are missing
House rules were respected
No additional cleaning or disturbance fees apply
If damages, losses, or additional cleaning costs exceed the security deposit amount, the Host reserves the right to:
Request payment of the outstanding balance from the Guest.
Pursue legal action through small claims court (Julgado de Paz) or civil proceedings to recover full costs, including legal fees and interest.
Report intentional damages to Portuguese authorities (PSP/GNR) for criminal liability.
3. House Rules
The Guest agrees to follow all house rules provided by the Host (see Appendix A), including but not limited to:
No smoking inside the property
No parties or events
Only registered guests allowed
Respect quiet hours: 23-07 hours
Check‑in: after 15:00 Check‑out: before 11:00
4. Liability
The Guest is responsible for their own safety and belongings. The Host is not liable for:
Accidents or injuries occurring on the property
Loss or theft of personal items
5. Use of Property
The Guest agrees:
To use the property for short‑term accommodation only
Not to engage in illegal activities
To report any damage immediately
To leave the property in a reasonable condition
6. Identification
All Guests are legally required under Portuguese law to complete and submit a check-in registration form — either electronically or in physical copy — no later than the day of arrival. The Host will use the provided data solely to fulfill its reporting responsibilities to Portuguese authorities. This information will not be shared with any additional third parties.
Failure to provide complete and accurate registration information may result in denied access to the Property.
All Guests could be required to show a photo ID during Check-In.
7. Governing Law
This agreement is governed by the laws of Portugal.
Quinta Sao Roque is a family-run short term rental, that obtain License (RRAL/5025) from Ponta Delgada city hall, required by Portuguese regulation. Quinta Sao Roque has three rental units and an owner accommodation. Guests rent one of the rental unit that they can use for tourist purposes and they have right to use the shared outdoor areas, equipment.

By Portuguese Law (Law 23/2007, Article 16 – more info here: SIBA.SEF - all short-term rentals must register all guests on the SIBA platform within three days of arrival. To facilitate this, please provide the following details for EACH guest, on your first day: full name, date and place of birth, nationality, passport or ID number, Country of issuance of the ID, country of residence and residential municipality.
Common Sense & Communication
If you’re unsure about something, just ask! We are here. A quick call or message can solve almost anything.
No Parties or Events
We love a good celebration, but this isn't the place for house parties. Keep it chill and enjoy responsibly!
No Unregistered Guests
Only registered guests, please. No surprise visitors—we like to keep things cozy and secure, and local authorities expect the same.
No Smoking Indoors
Smoking inside is a no-go. If you smoke outside, please don’t leave a trail of cigarette butts—our garden (and the planet) will thank you.
Plumbing & Septic System
Only toilet paper goes in the toilet — everything else goes in the bin we’ve provided. Our house's and island’s septic systems are delicate, and trust us, no one wants to deal with the consequences. Non-compliance may result in a EUR 500 "we-really-wish-this-didn’t-happen" fee.
Noise Curfew
Quiet hours are from 10:00 p.m. to 7:00 a.m. Let’s keep the vibes relaxing for everyone.
Garden Etiquette
Feel free to enjoy the garden! You’re welcome to use fresh herbs for your meals, but please don’t cut flowers or break plants—we want everyone to enjoy the greenery.
Outdoor Enjoyment
If you use the outdoor furniture or dine outside (which we hope you will!), please clean up after yourself and wipe down the tables so the next guests find it just as lovely as you did.
Trash Disposal
Take out the trash in the blue container next to the gate. The trash collection days (Tuesday, Thursday, Saturday evenings.
Barbecue Cleaning
BBQs are delicious, but cleaning them the next day? Not so much. Please clean up after grilling—it’s much easier when it’s fresh!
Check-in & Check-out Times
We appreciate you sticking to check-in and check-out times. If you need a little flexibility, let us know—we’ll try our best to help, this might be a plus costs due to the rescheduling of cleaning.
Furniture Care
Treat our furnishings with love! Any damages will be charged, and we’d much rather avoid that awkward conversation. If you’d like to move furniture outside, please do not do it or at least ask first. We prefer to keep things in good shape.
Eviction Policy
We’d really rather not, but we reserve the right to ask guests to leave if they don’t respect the house rules.
